Two-story 15,000 S.F. main and 600 S.F. accessory building with a hydraulic elevator for two stops. The steel superstructure is supported on concrete foundation walls and spread footings. The roof is flat metal deck with single membrane roofing except for the metal standing seam barrel vault roof over the main entrance structure. Exterior walls are face brick with CMU back up, with aluminum framed windows with insulated glass. The floors are concrete slab on grade and concrete on metal decking. The interior ceilings are suspended tile and gypsum board. The interior walls are gypsum board on metal studs, while the interior floor finishes include terrazzo, resilient flooring and carpet. Ruben Avelar, Project Manager, was the Owner’s Representative, which services included coordinator for the pre-construction design phase, coordination of construction phase, site observation, conduct construction weekly meetings with the owner, architect and general contractor. Main contact for the utility agencies and city departments involved with the project. Review and monitor general contractor’s baseline and updated schedules for contract compliance. Review and approve monthly payment applications form the general contractor. Coordinate final project closeout procedures. Monitor LEED certification rating process. |
